M Station at Morristown Development - Morristown, NJ
M Station was a two‑phase redevelopment of a 4.8‑acre site at the intersection of Morris Street, Spring Street, and Spring Place. The project included extensive site improvements and the construction of two Class A, mixed‑use office and retail buildings supported by a shared precast parking structure. Key site enhancements included a newly constructed roundabout to improve traffic flow and a linear park that enhanced pedestrian connectivity throughout the area.
Phase 1 delivered the East Building, a six‑story, 129,000‑square‑foot office and retail building, along with a six‑level precast parking garage providing 426 parking spaces. The ground floor featured 10,000 square feet of retail space, as well as the building lobby, loading areas, and back‑of‑house functions. Phase 1 also completed the majority of sitework, grading, and infrastructure required for both phases. The parking garage incorporated EV charging stations, a green screen façade, and a custom concrete color to complement the overall architectural design.
Phase 2 added the seven‑story, 185,000‑square‑foot West Building and expanded the parking garage with 600 additional parking spaces, continuing the architectural character and sustainability initiatives established during Phase 1.
Both phases achieved LEED Silver Certification. Phase 1 was also recognized with the 2023 CoStar Impact Award for Commercial Development of the Year in Northern New Jersey.
